The community

Firefly is Utah's only Active Family Community. Over 350 acres of parks, trails and open space connect the whole neighborhood on foot or by bike, and the region's only full-time Activities Director runs weekly events for kids of all ages.

The idea behind it is simple: 75% of the time you will ever spend with your children happens before age 12. Firefly is built so families spend more of that time outside, together, and less of it on screens.

Candlelight Homes builds every home at Firefly. The community sits in Eagle Mountain, about 40 minutes from downtown Salt Lake City, with Firefly Ranch's 1+ acre estate lots on its edge.

Amenities

Firefly's amenities are built and open, not on a rendering. These are the six on the community map today.

• Downhill mountain bike trails. Purpose-built flow trails and berms wind through the community. Bring the bikes and let the kids ride for hours.
• Skate and wheels park. A full skate park plus a pump track for bikes, scooters and boards of every skill level.
• Sports courts and fields. Basketball, pickleball and open multi-sport fields for pickup games, practices and weekend tournaments.
• Leap Frog Park. A playground built for little ones. Pack a lunch and meet your future neighbors.
• Miles of trails and open space. 350+ acres of parks, trails and green space connect the whole community on foot or by bike.
• A full-time Activities Director. The region's only on-staff Activities Director plans weekly events: sports leagues, scavenger hunts, nature walks and more.

Homes available today

Model homes

Home designs

Pick a lot and build one of these from the ground up in about six months. Every design has its own page with the floor plan, the exterior styles and the builder's description.

How buying works

Five steps, one New Home Specialist the whole way, and two walkthroughs before you close. The full process is on the building process page.

1. Choose your lot and floor plan. Walk the community, tour the models, and pick the homesite and design that fit your life. Your New Home Specialist helps you match floor plan to lot.
2. Personalize at the design center. Sit down with a design consultant at Carpet Diem, Candlelight's own design center, and choose your finishes: cabinets, countertops, flooring, lighting and fixtures. Design assistance is free.
3. Break ground and build. Candlelight pours the foundation, frames the home and manages every trade on a schedule it runs for you. Most homes take about six months from groundbreaking to completion.
4. Milestone walkthroughs. You walk the home at key stages, pre-drywall and again before closing, so you can see the work behind the walls and ask questions while there is still time to answer them.
5. Closing and move-in. Sign once, get your keys, and start your first night. You receive your homeowner manual and warranty the moment you walk in.

Financing and closing help

You do not need a construction loan. Candlelight Homes carries the construction financing, so you close on one standard mortgage when the home is finished.

Candlelight works with three preferred lenders: Northpointe Bank, First Colony Mortgage and Guild Mortgage. Financing with one of them unlocks up to $10,000 toward closing costs on a single-family home and up to $8,000 on a townhome.

First-time buyers may qualify for up to $20,000 in Utah Housing Corporation assistance on a newly built home priced at or under $450,000. Ask your lender which programs apply to you.

• First Colony Mortgage: local Utah expertise, with Spanish-language support for buyers who want it.

Getting here from I-15

1. From I-15 take Exit 282 (UT-194/2100 North) or Exit 278 (UT-145/Pioneer Crossing).
2. Head west toward UT-73 (Cedar Fort Road).
3. Turn west onto UT-73 (Cedar Fort Road) and continue for 12.4 miles.
4. Turn left (east) onto Pole Canyon Blvd and continue for 0.6 miles.
5. Turn right (south) onto Firefly Blvd, then continue left on Wander Lane.
6. Arrive at the Firefly Sales Center on Wander Lane.
